Whether you're building a new home, renovating your basement, adding a deck, or changing the use of a property, you may need permits from the City of Martensville before starting work. A building permit is required if you are: 
 
  • Building new construction
  • Demolishing an existing building
  • Making any structural alterations to an existing building
All work must comply with:
 

A building permit cannot be issued without a development permit issuance and both permits must be approved by the City prior to any change of use or construction. The City of Martensville provides combined application forms for both - Building/Development Permit Application 

 
Development Permits
 

A development permit approves the location, size and use of the property and structures on a site.  All development must conform to the standards and regulations within Zoning Bylaw 1-2015.

Building Inspections

When you receive a building permit, an inspection schedule will be attached.

  • New home construction typically requires four inspections
  • Smaller projects like decks and detached garages are inspected one time.
  • Finishing a basement or secondary suite usually require two inspections. 

Inspection fees are included in your building permit fee however additional plan reviews and inspections may be subject to additional charges.

Building & Fire Codes
 

Saskatchewan has adopted the National Building Code of Canada as the minimum standard for the construction and renovation of buildings throughout the province.

The National Fire Code of Canada is the minimum standard for the fire safe operation of buildings and facilities.

Gas, Plumbing and Electrical Permits

Gas, Plumbing and Electrical Permits are regulated by The Technical Safety Authority of Saskatchewan (TSASK).
